★ XS-327 Matte Kit (1 Part "A", 1 Part "B") is a specially formulated two component, moisture-cure, high solids hybrid water-based polyurethane coating designed for application over completed concrete surfaces. ★ XS-327 Matte Finish is a penetrating, UV stable, none to very little color enhancement sealer, At 64% solids (varies upon reduction rate) and 50 g/L VOC this high performance clear top coat generates the premier balance of strength, flexibility, chemical and scratch resistance. ★ XS-327 by SureCrete is ideally suited for both commercial and residential settings applied to interior and exterior concrete countertops, fireplace surrounds, shower panels, floor tiles, wall panels, and other cement surfaces. ★★★ XS-327 becomes food safe upon curing. It is stain resistant to most household chemicals and culinary items and is heat resistant to 300°F (149°C). XS-327 is distinctive in its ability to be touched up or repaired. Just make sure to read and follow the directions exactly otherwise it might not set up correctly. After doing some research, I found that Surecrete makes the highest quality and most durable sealer on the market. Mix with water and apply. The product came with a QR code to a detailed application video. I was able to put the pre coat and two additional coats on a 10’x 3’ concrete countertop and on adjacent pre cast concrete caps and used about half of the material. The only difficulty is trying to figure out how much to make/mix since it has a short working time. Create a well protected surface. The cast in place looks no different than pre application. The pre cast has a slightly darker look now.

**Q: Can you use this product on stained concrete?**
A: Yes this can, we suggest this product for mainly over concrete countertops. If you are looking for a Sealer for a stained concrete floor then we would suggest another product we have DK400WB.

**Q: Does this make the surface repel water?**
A: Yes it does!

**Q: Does this product have to be reapplied every couple years like an acrylic finish?**
A: I wouldn’t think you would have to reseal it if you use a concrete wax on it. Ours are inside. I wouldn’t know if you would have to reseal your concrete if it’s outside.

**Q: Can this be applied if concrete is cold?**
A: The Concrete Temp should be at least 50 degrees F.   It will slow down the dry and clear time.

I applied this sealer several months ago and has held up great. The sealer is a little bit tricky to apply so I highly recommend watching instructional videos of proper application. It has the perfect sheen to it that we were wanting so we did choose the matte finish instead of gloss. We have had several spills and use our counters daily and have had zero issues with staining if you are looking for great protection for your concrete counters while keeping a natural look then this is the perfect product.
