A few years ago we removed the highly cracked driveway and replaced it and added the polymer trench drain at the garage you see in the picture. However, that did not solve the problem of water getting in the garage. Driving rain strikes the overhead garage door, lands on the concrete “behind” the trench, and still passes underneath the garage door and into the garage. This seal solved the problem. I had planned to use only construction adhesive but when I read the instructions they suggested a bead of silicone caulk underneath the outer perimeter both inside and outside the garage. I did it that way with a generous amount of the most expensive silicone caulk and construction adhesive our local Lowes stocked. Keys to success:1. Surface Prep: Thoroughly clean and perhaps even wire brush the surface before you put down the adhesive. Didn’t go to the step of muriatic acid but that probably would’ve been a good idea too.2. Establish precise location: Pre-position the seal underneath the door by repeatedly opening and closing the garage door such that the thin lip fits under the door and the “hump“ is behind it forming a nice tall “dam“ against the water. Pop a chalk line or use the carpenters pencil to clearly mark both edges of the seal.3. Caulk generously: Apply a thick bead of silicone near each of your marked lines and one or two rows (or a sinusoidal bead as they show in the instructions) in the “interior“ space between the two lines of silicone caulk. If you were worried about caulk oozing out, then apply blue masking tape on both side of your marked lines. Close the garage door down onto the seal until the full cure time of the caulk/adhesive has been reached. ### ⭐⭐⭐⭐⭐ An Alternative Purpose with Excellent Results *by S***K on Reviewed in the United States on December 20, 2019* This product worked great for me, but not for the purpose most commonly advertised. In attempting to protect my garage floor, I purchased a floor mat, "IncStores Nitro Commercial Grade Garage Flooring Rolls Coin & Diamond Roll Out Utility Floor Mats". See my separate review of that product. However, the down side of a flat floor mat is that water runs off the edges. Which was as I expected and planned for. I put down the floor mat. Then under all edges, I "framed" the heavy mat with, “Vat Industries - Universal Weather Stripping Seal for Garage Door Threshold - 11/16". Although the weather stripping is designed for garage door thresholds, it worked perfectly for bordering the floor mat. That is, while the mat does what it does, the weather stripping borders the mat and holds the water from wandering off the mat and onto my floor. I held the Vat Industries weather stripping in place by sliding it under the floor mat edges and placing a thin, high-grade carpet tape between the bottom of the floor mat edges and the top of the Vat garage door threshold weather stripping. The weight of the mat keeps the entire combination of floor protection in place, while the carpet tapes keeps the weather stripping attached to the floor mat. Works perfectly. I would buy both products again, and will because since it works so well, I now need to do the other garage bay. See the two photos. ### ⭐⭐⭐⭐⭐ Adhesion will be a problem if your surface is not level. *by K***R on Reviewed in the United States on June 17, 2019* I used a pure silicone in the tube to adhere the rubber to the concrete floor. i marked the floor where the rubber should go, and trimmed the ends to fit around the door supports. Then I troweled the silicone between the marks to get a nice even adhesion bed. Unfortunately, my rubber did not adhere well in all places because of an unlevel floor. With the garage door closed, it did not put enough pressure on the lower parts so that there would be a solid adhesion. After the first rain, I had spots where the water leaked under the rubber. I solved this problem by putting a bead of silicone down both edges of the rubber seal. The silicone was gray in color and matched fairly well with the concrete. This solved the leakage problem. You might have better luck sealing if you use bricks or something else heavy to put on the seal to hold it to the floor until the silicone sets. You would need to put weights on both sides of the ridge in the middle of the seal. If your floor is smooth and level, this wouldn't be a problem. My concrete floor was rough surface, and very unlevel. I had to use wood shims and bender board in some sports to level the seal enough that it would be level with the door down on it. Overall very happy with the seal.
