Effective Cleaning Product for Microbial Growth — Not a Replacement for Professional Remediation
I bought the Concrobium 25001 Mold Control gallon jug to treat some areas of microbial growth I found around my property. While it’s certainly not an all-in-one solution for large mold infestations, for the tasks I needed it handled very well: cleaning and treating smaller affected spots. The product sprayed easily, felt safe to use, and after treatment the areas showed significantly less visible growth. What I liked is that it didn’t leave a strong chemical smell, and the surfaces I treated stayed cleaner over time compared to untreated spots. Because I wasn’t dealing with a full-blown mold crisis, it fit my needs perfectly. That said, if you have extensive mold growth behind walls, in HVAC systems, or in areas you can’t fully inspect or clean, this alone won’t suffice—you’ll want a professional remediation service. For surface-level treatment and as part of a broader preventive regimen, though, this product is solid. Overall, the Concrobium Mold Control gallon jug did the job I needed it to do: cleaned the microbial growth I found and gave me peace of mind for those specific areas. If you’re looking to treat smaller spots safely and effectively, it’s a good choice—but don’t treat it as a full mold remediation fix.

This is how it works and everything you need to know
A lot of people read the MSDS on this and only see washing soda listed as the ingredient. You don't have to list anything in the MSDS, only give instructions on what to do if there's a spill, how flammable it is for transport, etc. MSDS (SDS) do not make you give out your formula. However, I noticed that they patented it. In a patent, you do have to tell exactly how to make it. So with that said, this is a mixture of baking soda, washing soda, TSP cleaner (trisodium phosphate), and water. You can make it yourself for about $20 for 160 gallons. However, if you only need a gallon then it's probably better just to buy this and save yourself the hassle. It works because mold doesn't like the sodium or the alkaline environment created by the ingredients. Because it is only baking soda, washing soda, and trisodium phosphate with no binding agent it will just wash off. If you are spraying a non-porous like a piece of unpainted wood, then the wood would suck it in. If you spray glass, for instance, it will not be absorbed and you can just wipe it off. If you use this on painted walls, it will leave a dusty appearance, so you can't use it on dark paint. You can spray it, kill the mold, and then wipe it off. I don't think you could wipe painted walls off though as they would be too big. You will see them say that the product must dry to work. This is because the product is heavily diluted with the water (98% water) but once dry, it's 100% of the "active ingredients" on the surface which raises the PH and condenses the salts. I used this on an antique cabinet that smelled mildewy. It took care of the smell by about 75%. I think there are nooks and crannies that I can't reach for the other 25%. It is truly non-toxic and while there is a smell from the trisodium phosphate, it goes away quickly. There are no "VOCs" because there's no carbon in the mixture. Concronuim is EPA registered, which costs A LOT of money. This means that they had to prove to the EPA that their product does work through laboratory experiments that the EPA says they have to do. To the makers of Concronuim, I say kudos for coming up with such a novel way to kill mold, that is truly safe, and taking the steps with the EPA to back up their claims. While it is only baking soda, washing soda, and TSP, the science is sound that mold does not like these chemicals. By that I mean don't think that other products are more effective just because they contain dangerous chemicals that you can't pronounce. I cannot find any reason not to use this over something else.

Good product
We found mold and mildew growing behind the drywall in our basement. I bought this product in a gallon jug for use in a fogger as well as a 32 oz spray bottle of Mold Armor 2x instant mold removal. I will compare them. The Concrobium had no nasty fumes. (On the other hand I thought I was going to pass out using the Mold Armor. For the Concrobium I needed no protective gear although I did use a mask. For the mold armor I had on latex gloves, a mask and goggles. So for smell and ease of use the Concrobium wins hands down. Here is my dilemma however, between the 2 products. There was no "wondering" if the Mold Armor worked. It did a great job on porous surfaces (wood and untreated cinder block) as the mold stain literally disappeared. The Concrobium? I don't know. It certainly smells a lot better in the basement. All the mold mildew and harsh Mold Armor chemical smell is gone completely but does that mean the mold was killed? I have no idea.

Worked for me
I had a house I was renovating that had mold growing in the basement. I needed to treat the basement ceilings which were exposed wood trusses, cinder block walls, a brick fireplace and concrete flooring. The space was about 1200 sq/ft, I also needed to be able to apply whatever I was using around existing HVAC conduit and pipes to ensure I was getting all the surface area where the mold was. I applied this using a cold fogger machine which basically take the fungicide liquid and sprays it out as a mist/fog like an aerosol which makes it very easy to spray on all the surfaces in a manner that would cover properly and get to areas that would otherwise be difficult to reach. Once I applied this, I allowed the basement to ventilate for about 8 hrs, and then ran 2 dehumidifiers. After 48-72 hrs everything was dry, and the mold looks to be remediated, that is the mold that I could once see visibly was not gone. I used 3 gals which allow me to spray all the ceiling, walls and floor areas. I would say the product does has a slight smell to it, which did not bother me or anyone else that was working in the house. I did wear a HEPA filtered mask from one of the big box hardware stores and wore gloves and goggles to be safe, even though it appears the products is safe enough to use in public places. So, if your unfortuniate to have a mold issue, don't panic, give this a try and I recommend using a fogger/misting machine like I did to apply this quickly and easily.

The bottle was open (no protective seal) and about 1/3 of it was empty.

Product arrived with the seal absolutely mangled, suggesting it may have been returned or adulterated. Buyer Beware
