Great advice but the sales pitch becomes annoying
I actually have rated this book downward from three stars to one star. A three- to five-star book should at least be engaging enough to want to finish. However, every time I've started, I've stopped because I can't stand the self-promotion and coaching pitch. They are not leading by example. It's as if they are saying, "Remember that the secret to success is that it's all about us, not about the customer."First, Harris Rules has great advice and, for the most part, I think it is very valuable for real estate agents at any stage. However, the book should have been titled "Harris Rules: Rule #1 Sign Up for Harris Real Estate University Coaching." Every other page has a sales pitch: "our coaches," "this is what we do in coaching," and "free coaching call." I love the insights and advice, but does every piece of advice have to follow with something like, "If you want to be successful or you want to do it right, make sure to sign up for our coaching."

No-Nonsense Direction For Your Real Estate Career
This is easily the best money that a new agent or a current agent who needs a rule and guide for success can spend.This book is a handy compendium of what Tim and Julie teach in their coaching and in their podcasts. The secret sauce is that they do not teach you a secret sauce. What they say, in their own way, is stuff that makes sense. There is no "Easy Button" to make people beat down your door to throw money at you. Sorry! Success is hard work! But knowing proven ways to orient your hard work so that it is most efficient - so that you are treating your time with the value it deserves - is priceless. Otherwise you will spending your time on the very few things that will make you money in real estate, and not the thousands of other things the will waste your time. The lesson: Work hard, work right, reap the benefits.One last note: This does NOT replace coaching if you need coaching! If you need coaching (and most of us do) then get a coach. Coaching costs money, but the right coach is a good investment. Using this book to get to the point where you are ready to take that step is a cost-effective way to get your ducks in a row before you make that step. Or who knows? Maybe by that time you are making wheelbarrows of money by practicing the precepts in this book!In any case, read the book, put its lessons to use, and be one of the 20 percent of agents who actually make decent money in our industry! It can be done, for I have done it!PS: Who can't like a book that quotes the Rifleman's Creed?PPS: I have no financial connection with Tim and Julie, but I have been coached by Tim Harris. He is a bit of an ass at times, but he is right about what he says, and many times we really need a wake-up call, and he is really good at that! I have dealt with Julie Harris as well. She is a sweetheart. I also worked for them as a coach. This stuff works.

5 Star Manual for a 5 Star Real Estate Career if you do what it says...
This book is unlike any other Real Estate Book because its not really a book, it's a user's manual, no, wait, it's a Professional's Manual. (Books are read, manuals are studied and implemented...). I am amazed at the 1 Star, 2 Star and even some of the 4 Star comments (totaling only about 10% of the total reviews by the way, that should tell you something).Hey, I get it, I can be a pretty skeptical person myself... when I don't know what I don't know. In my humble opinion, those reviews reveal more about the people rating the book than anything (on a number of things, just saying). Yes, I am a REAL real estate agent, that, with the help of this book, the "no BS" approach it teaches, the community of successful agents that adhere to the principles and a don't quit attitude have all contributed in helping me to get back in this business and begin to not only survive but to thrive. This is coming from someone who swore they would never "do" real estate again. Sure, I too would rate it a 1 Star "book" if I wasn't going to do what I didn't' want to do when I didn't want to do it at the highest level (yeah, that's pretty much the foundation of this book). I might even rate it a 3 or 4 Star "book" if I were a so-so agent that had not gone through the crash of 2008 and is still enjoying my one-spoke sphere of influence business.Look folks, it's 18 Rules that have shown to work for countless agents including myself in all types of markets and economies WHEN the rule are followed AND implemented. This [manual] is NOT 18 opinions by authors that have never sold Real Estate at a high level nor is it 18 easy suggestions by real estate agents that were kind of successful the last time the market was hot and houses sold themselves.One thing I have learned as a result of this book. There's two reasons for ignorance: don't know (in this case haven't read the book) and won't know (refuse to do what it says) which leads down one road... frustrated, broke and going out of business. Get the the book, follow / implement the Rules and get on the right road to the Land of Libertas! Your future self will thank you for it!Thanks Tim and Julie, you're the real deal! No BS, just the facts and opinions that will help anyone, at any level.
I haven't been in Real Estate very long, and I was just about to quit all together. That was until I picked up this book. One thing I was really missing was a mentor who was willing to share their secrets. Even in the office I was told to buy more leads, call more people, etc. But none of that helped because I didn't know how to do these things. For starters, I am not buying leads! I am so glad Tim and Julie are fighting that fight as well! I don't want to pay others to do the work, I want to learn to do it on my own. Maybe later I can outsource some things to grow, but I am not going to start this business riding the success of others or their scams! Do yourself a favor, listen to Tim and Julies podcast and buy this book in every format you can! The material will come in handy as you read it and as you refer back to it. Thank you both... Here I come 2018!!

This is an amazing book for both the novice and experienced real estate professional alike. It lets you know how to improve, and at what level you need to be at before adding the next pieces to your real estate practice, and what those pieces are. They further touch on financial freedom. A great quick read for the real estate professional to get back to what works and ignore what wastes time.

This is what you have been looking for!
These guys are the real deal. If you are wondering where to get started as a real estate agent then go no further. I had issues as to where I should focus my efforts when freshly licensed but Tim and Julie pointed me in the right direction to achieve the skills needed to be a listing agent. This book has it all.

Great read. It’s a solid companion to the T&J podcast and is a must read for those looking for improvement in their Real Estate chops
