It seems to have worked pretty well going into it's first year. Not perfect but pretty good.
Updated review one year after application. Inspecting the under roof or open ceilings of outdoor patio areas that develop a black mold most springs. I usually have to treat with strong bleach to get rid of it and if I do a good job it does get rid of it for the rest of the year. But after having severe viral pneumonia a few years ago I have problems using such strong bleach. And yes I wear mask etc. But it's still hard on my lungs.And eyes too. This product applied fine but went through a lot of it to insure coverage was addiquate. In meantime did it work is the question everyones wanting to know.YES it did...I do see a few mold colonies trying to start but very spotty. I find it over priced and it's 14 dollars more this year than last. I ran out before I finished both patios last year. And I didn't have any for the front of garage where this natural air borne mold grows under the shaded overhang. Righ where the shade stops in full sun no matter the time of day...the mold begins. Shade loving mold for sure. So back to order another gallon today. I think I can treat heavily the few areas that is showing small colonies trying to get going with just this without using bleach. That's the plan anyway. I needed to know if I bleached the surface last year if I had to rinse it before use of this product. Turns out I do not need to rinse but unfortunately the seller was slow getting back to me and I ended up not wanting to take a chance and so did rinse. Maybe if I hadn't the few colonies might not be there. Meantime I would recommend giving it a try if you live in an area where humidity etc. is right for this kind of outdoor mold. I am happy with it overall. If it lasts several years or at least three I will be over joyed. Since I don't know yet...I'm reserving a star and for missing my requests for help about bleach and rinsing. This information should be posted on the page you buy from. And on the bottle too. You do not need to use their so called extra cleaner in advance. You do need to clean the area to be treated from mold etc. in advance. This is NOT a CLeaner it's a preventive measure.

Works as advertised
Works exactly like it says it will. One bottle did the trick for an old water-damaged addition on our house. I'm going to buy more and spray everything in the basement!

Broken main parts
Received package in a timely manner, but pump handle and nozzle were broken prior to shipment. No pieces in the box, just missing and obviously broken. Can’t use product due to this.
