This is what our microbiologist recommended to use. The hospitals use it in the OR. It kills the mold. Does not remove the stains. You have to paint with Kilz afterwards.

What are you trying to accomplish? This product does smell clean and they do use it in vets office as sanitizer. But crawl spaces are un-used - at least mine. I wouldn't use it for that.
