Clear is Better
This stuff really works. For my rain-soaked RV along Oregon coast this product is absolutely necessary! The clear liquid (there's also white) for me is best. The white is quite bight and you can see the white patches everywhere. The clear liquid is just that- paints on clear, no white patches. It's up to you..

Work fast!
It works amazingly well, however, bought a gallon instead of quarts as needed more than two quarts. Next time will buy by the quart, it sets up fast. Had a skim in can after just a few minutes of use in shade and 70 degree weather. Put a piece of saran wrap over top open enough to expose room for brush or paint paddle which I found worked best for where I was placing. Skims back over after each use. It gets on everything seems like also, drips from the can on transfer will coat whatever you are working on.

Seals your pond well-with reservations
This sealed the fish pond extremely well. I took off one star because it is hard to coat the pond evenly and it is so slippery, you can never wade in your pond while maintaining it or you will fall on your a** like I did. So use it with confidence, just don't try to walk on it without some very sticky shoes. 5/27/18 Update. The seal is now flaking off and flakes are floating around on the bottom. Still, looks like its not leaking.

Perfect product to save the day!
I like having the option to paint this product on! It gives you way more control over where it is applied, compared to the spray! I have used this for several different applications. I have painted window sills, that my gutters are back dripping onto, it repels the water & keep the wood from rotting. I have sealed gutter seams that were leaking. I painted the inside of a metal trash can that I am using as a Faraday cage to protect my electronics. I figured a layer of rubber would definitely help break the conductivity & keep things safer inside. It does have a VERY strong odor, it took me several days to air out the can I am using for my electronics. Once it is completely dry, it does start to fade, but not completely. Having this around to use & being able to apply as much, or little as I want, is why I got this in a gallon size. You just never know when you are going to need it & when you suddenly do need it, it is nice to have more than a cans worth, which can run out pretty fast when there is actually a situation that needs tending to in a hurry! The fact that it is clear is also a bonus, it works with what ever color your using it on.

Excellent product and does exactly what is boasts
Excellent product and does exactly what is boasts. Very thick, so you have to be patient in applying and forget cleaning (use a cheap brush and throw it away). Hard to apply a second coat since it is difficult to see the old and new when you use the clear. It is pricey, so you don't want to waste any of it. I've used the spray version, but find that is best for small jobs or lining clay pots. It does have a strong odor, so do it outside and let it cure for a couple of days before you bring it inside.

Difficult to work with
This product will bubble and cause flex to fall off in areas (no idea why only certain parts). They put the stupid crimps on the top of the paint cans which make them almost impossible to take off as well as you will not be able to reseal the paint can afterwards. It's extremely thick so does not cover very far on rough surfaces and it rips the fuzziness off of your rollers or the hairs out of your brushes. It feels like you are working with sticky goo. And it comes off very easily so I would not recommend it for ponds where you are going to be adding rocks. Edit: Flex Seal has reached out to me to try and resolve this issue, i greatly appriciate a company that stands behind there product. I will update soon. After repairing the bubbling and applying the second coat i noticed it applies much further when doing a second coat than your first coat on a rough surface. Moving rocks into the pond caused a fair amount of damage to the sealant surface as it seems to be fairly that of a silicone like substance. After testing with water and time, i feel the concrete may have absorbed the product a bit helping these flaws. I have some patching to do but am concerned that since i was not able to close the container due to the packaging crimps i may have lost my other half gallon. ***When it dries, if water is placed on top of flex seal, you will get an EXTREMELY slippery surface. (Like a cartoon banana peel).*** Be extremely careful if walking on when wet. But on the other hand it could probably make the worlds best waterslide lol
