does this work as an led lights transformer?

works with led bulbs from Sainsburies, gu5.3, 345 lumens

With 240v ac input, it's giving me 2.5 vac off-load, and 0.5 v with 100 ohm load. what am i doing wrong? should be 12 vac

This transformer is only designed to be used with halogen 12v lamps. Without using the correct load of at least 1x 12v 20w Halogen lamp this transformer will not function or give an output. It is also not suitable for an LED load even if the lamp is rated at 12v. If you connect 4x 5w LED lamps to give you the minimum load of 20w the inrush current that LED lamps demand will cause the lamps to flash and not settle into a continuous light output. This is due to the soft start feature and the protection from short circuits and overloading.

can i use this to power a 12v AC extractor fan?

These electronic transformers are designed for LV-Halogen lamps! I wouldn't know if it will work for your fan, you need to chek with an electrician!

Can you use your own cables (e.g. are there terminal blocks to screw them onto) ?

On the unit I received in 7/2019, there is no terminal cover to remove. The unit is sealed shut. You must use the leads that are already attached.
