Has my full attention. And he guides you step by step. We may not all be able to buy properties in a seaside town but there are very very good lessons to learn. My favourite and most interesting chapter is 4, how to buy properties BMV. His strategy is excellent in my opinion and I'm following his processes. So if you're new to this game I'd definitely recommend this book. It's worth the money for sure. Review: Simple but good - This book is purely for the UK market which was important to me. It is simple, logical and makes sense. I should say I am not entirely sure I would go with the author's recommendation to go for 1 bed flats but that does not detract from my opinion as I still feel the overall advice is sound. It provides good practical advice on the process of property selection, using various websites and other straightforward advice which makes it worth the price. He does not make any outrageous boasts or daft recommendations like buying bargains at auctions - which surely is the preserve for only the really experienced property people rather than the people who might be interested in buying such a book.

Excellent !!!!!!

An Inspiring and Practical Guide. Awesome.
Richard has a great writing style that is easy to read and understand. He guides you though every step of his method of investing in property in a way few how-to books can. You can tell that this is sound knowledge that has been built on real world experience. I looking forward to starting my journey in property investment thanks to the sound advice in this book. I also have a great three bed flat in Northampton in anyone's interested!

A great guide, but not a work of literature
Sure, it may be written as if a garrulous geezer in the pub is giving you the skinny on a slightly dodgy deal, but don't let the writing style put you off! This pamphlet is a simple and great formula which will hook you in and have you glued to RightMove, with purpose, hawking for your first investment. If a practical guide for beginners is what you need, and you've got a couple of spare hours, then this should be right up your street...did you see what I did there?

Good, clear relevant, up to date advice
This book explains exactly where to buy, how to buy and what to buy. That's exactly what I wanted to know. It's the sort of advice I need to feel confident to make that first purchase. I haven't done so yet but this book has geared me up and helped me to feel ready to buy my first investment property.

Is the advice still relevant when tougher to get finance?
Loved the simplicity of this book. Loved the nerdiness of formulae and his approach to internet research. A big , drawback for me was that the issue of service/maintenance charge in leasehold properties appeared to be ignored. He suggests paying for a fully managed letting service so with that and the maintenance charge I think you might struggle to cover the mortgage. He does not have an exit strategy. He assumes prices will continue to rise and he will recoup his deposit by refinancing His strategy undoubtedly worked during the long property boom of the mid-nineties to 2008 especially as there was plenty of easy credit to be had. Not so easy now. Maybe that's why he is writing books and running a subscription based website. Despite my reservations I did enjoy this book and I would recommend it for people like myself who are just thinking of taking the plunge.

Inspirational advise that could saves you thousands!!...and make you a lot of money if followed carefully.
I have been a property investor for over 10 years and collected a portfolio of 29 properties in only the first five years of starting out pretty much following this formula of interest only mortgages and refinancing to buy more. I took semi retirement at age 45 and make a six figure sum each year from these early investments. I once sold 12 of my buy to let properties and have regretted it ever since. If i'd had this book at the time, it would have saved me ยฃ100,s of thousands in lost income and capital growth. I took an attractive profit at the time that today would be worth 3x more and that does not even consider the years of lost rental income that I also gave up by selling income generating assets. This book for me is fabulous and has inspired me to go out and buy again, further afield. There are incredible opportunities out there and this book assists you greatly to avoid making buying errors. Research and local knowledge counts for a lot in this business and the internet allows us the ability to do a great deal of this research from our desktop. Since publication in 2013 there has been a government attack on landlords and the recent 3% stamp duty is a bitter blow to many buy to let investors. I would simply add that the below market value purchase price is even more vital now to get it bought at the right price, then you can absorb even the latest central government tax on landlords and carry on regardless. very informative book on purchasing properties
I really enjoyed reading this book as it broke down all the aspects of buying a property in to 12 chapters. Putting external links throughout the book it gave me the chance to look at the different websites which aid consumers when purchasing a property and I will be using these websites in the near future. I will recommend this book to anyone who is thinking of purchasing a property and their main objective is to let it out.

This book has very good information on how to be successful at building a real estate portfolio in the UK. I have a saying I used in my own real estate career when it comes to investing that went something like this Bank interest on your money, Too low! Stock Market Too Shaky! Real Estate "Solid Ground" This book provides the basics you need to know to get started and grow a solid investment plan.
