Q: Does the 12x12 have small interior hooks to attach optional sun shade sails like Leedor/Alvantor sell?

Yes it should because I have the 15 x 15 and I bought the shade draped for it because it has hooks.

Q: What gauge is the mesh? Is it 6mm or smaller to keep put midgets/no see ems?

It’s a Very fine mesh and will work for no see ‘ems , it’s not like standard larger tent mesh that some smaller no see ums can fit through .

Yes rain will come through, the sides are netting and the top is not designed to keep water off of you.

Q: Is the comparable to Advantor pop up screen rooms?

The design is similar. The way they open and close is the same. Both provides protection against bugs, but not too much from the sun.
