Q: When it rains/snows, does the balcony floor leak into the main area below?

No problem with leakage here in the SF Bay Area this past winter and we did finally have an ample amount of rain. The roof is solid and well covered. Very satisfied!

Q: I have about 10 kitties outside. Will this fit them all?

I think it would house 4-5 kitties. We have 3.

Q: When insulating, do you cut foam panels wall to wall(overlapping board/frame) or make them fit within the wall frame(deeper part) only? Thanks

I'm no expert, I would personally cover edge to edge, covering board/frame. You don't want cold air getting in and around the corners, you'll be loved by those cats either way! Thank you for caring about those kitties!

Yes, I would say they would fit. I bought four houses. You have the option of making two enclosures or just one with an escape out of the top. I also added some insulation to the inside plus lots of straw.
