Does this product really get rid of Black Spot or Lichen as I have tried almost everything else without success

It depends on the state of your patio surface. If the surface is rough and pitted (possibly if it has been jet washed lots of times) then this product will not remove the black spots. If smooth then it will but no better than thin bleach. I would recommend just buying a load of thin bleach and using that. It smells the same as this product and in my experience, works just as well.

I have white spots on my patio! will your product deal with them

Personally, I wouldn't recommend this product. It smells and looks just like thin bleach, but costs about 80 times as much. I went and bought a load of 2 litre bottles of thin bleach from sainsbury's for 55p each and it seemed to work just as well as the this product. In fact, I've found that if I jet wash my patio late autumn after clearing all the leaves then wait for a dry day, spray the whole patio with thin bleach and don't wash it off, it prevents the build up of algae and lichen and keeps it looking clean.
