Good reference, not very well written
First, I must say that this is so far the best book I have read on this subject. The authors seem to be very experienced and knowledgeable in the field of rehabbing homes. I am very pleased with what I got for $15 (or whatever I spent). I feel that with this book, I could successfully FLIP homes. My first primary home was a fixer upper, and I did pretty much all of the work myself. I turned a nice profit when I sold it, but I think that I could have done better had I known then what I know now.There was not a lot of information that was new to me, but the book did bring together a variety of related topics. Likewise, the authors presented a few smart systems for completing the project.The reason I gave this book only 4 stars is that I don't like the writing style of the authors. This book could have easily been 150 pages or less. The font was a little big, and there was WAY too much worthless text, random anecdotes, and stupid analogies. One page in particular was about Punxsutawney Phil...it wasn't until the third or fourth paragraph that the author crafted some way of connecting that to flipping houses.Overall an excellent book worth every penny (the authors need to stick to flipping houses though). I wish I could get my friend who has recently jumped headlong into rehabbing houses to read this book...

An excellent rehab tool!
I have read, reread and digested several fix and flip books over the years. This one to date is the best. Starting with your mindset, it then progresses into finding the property, and what a concept in finding them! It changes the way anyone would think of investing in rehab property. The concept here can put you in the position to rehab whole neighborhoods, one house at a time!!Then come the details. In order, I might add! Everything you must, want, or could do to a property to enhance its value.While it avoids the issue on how your business team can make or break you (be it professionals and trades workers), there are other books that cover this topic, and it takes an entire book to cover this subject properly. They were wise in focusing on the physical business of flipping houses.Finally, this book will teach you how to estimate a home's value, calculate the costs to improve it, finance it, and sell it; so you know how much profit you should expect, assuming all goes well (which it rarely does!). The broad brush painted is detailed enough for you to be able to adjust the costs for your market with limited effort.Now, anyone and everyone has the tools to fix and flip houses.

The definitive how-to guide to get started flipping houses
This is the perfect book to get started flipping houses. It is comprehensive. It includes all the basic information you must learn to have a shot at being successful. It also goes into great detail on many aspects of flipping, including such important issues as when to schedule each phase of work during the renovation process. It isn't the last book you'll need to read, but after reading it, you'll want to get started flipping right away. You will feel ready. The answers to questions you have and even questions you didn't know you had are all in there. FLIP is the closest thing to having a mentor that you can get in a book. It doesn't sugar-coat the business by making it seem like it can be done without any effort, but it does show that by preparing properly (and this book is a great manual to help you prepare), absolutely anyone can flip houses. I did find myself wishing the book was an iPad App because there are so many links to their website. Rather than having to print out the checklists and forms from their website, a flipper could just pull them up on their iPad or tablet while on the job site. Perhaps they're working on an App...

A lot of fluff in the beginning
The book is pretty heavy so I decided to rip out unnecessary pages to make it easy for me to carry (sorry to book lovers who that may offend, lol but I am using this as a workbook also) and started by ripping out the foreword, and then pages that contain obvious info. For example, step 1 look for houses, step 2 buy a house... it was like that. I ripped out til about page 99. Plus I ripped out the example story that was broken into parts and distributed through the book. I still have good deal of pages left though, and there is valuable information once you cut out (literally) the fluff.

Knowledge is Power!
When I ordered my FLIP book, it was back-ordered for about 2 months, I forgot about it and ordered another course in the meantime. I wish I had waited. The step-by-step approach is informative and just what I needed. The real life scenarios help you envision actual conversations that I have personally had with others. I could not put it down because it is an easy read. The online property analyzer tool is very useful. I wish the software mentioned in the book was available; perhaps it will be in the future.As a retiree and Real Estate invester, I am looking to supplement my retirement fund. I feel I now have the knowledge, which makes me more powerful in approaching new opportunities that can be somewhat challenging for a novice investor/rehabber. I have learned that I do not have to do all the work myself. Work smarter, not harder.Real estate will always be a good way to make money. This book teaches you how to do everything and not miss the important details. I was looking for something that is easy to read and informative. There are lots of other courses that charge much more money, but none better.For the price, its worth its weight in GOLD!

Read this fone
I am a project engineer and past home inspector and really like this book. I have rehabbed 9 or10 houses. They have done a good job on how to quickly categorize what you see,and what it might cost to fix. This book covers esentials of project management and business. This is a heavy weight book on establishing a rehab business. if you follow the book and develop the knowledge it recomends you will become a professional. There is much more to this book and worth a read if you are considering flipping houses. Great book!
